01Executive summary

A platform built for where Paradise Island is going

Medellín Web Soluciones read the RFP as a request for durable digital infrastructure, owned by the brokerage, not as a website project.
  1. 01

    What we understood

The RFP asks for the first corporate website and an integrated digital ecosystem: the permanent home of the brand, its agents, property activity, content, and leads. It is a platform, not a page.

  2. 02

    What we propose

Enterprise: a custom Next.js experience in front of domain services for properties, agents, leads, content, and integration, delivered in 14 to 16 weeks. It is the one response we recommend. If this phase needs a lower budget, Appendix A shows three smaller first phases and what each leaves out of the RFP.

  3. 03

    Built to last

Each major component sits behind its own interface. CMS, CRM, AI, and automation can change without rebuilding the public website or losing its SEO history.

  4. 04

    Digital ownership

Domain, AWS, CMS, repository, and analytics accounts are held by Paradise Island. MWS works with delegated access.

  5. 05

    No vendor lock-in

Exportable data, disclosed licenses, and a no-hostage clause. The last 20% is paid only after a successful Exit Test.

  6. 06

    Ready for Real RE/MAX

An Integration Service designed for a later connection to reZEN, Leo/AiRM, and future corporate platforms, once APIs and authorization exist.

03Build with, not from scratch

Proven platforms first. Custom code where it earns its place.

The RFP asks vendors to evaluate established platforms before proposing custom development. MWS does not propose building what a mature product already does well.

04Platform experience

What visitors, agents, and the office will see

Home

Mobile-first. Property search, featured and new properties, agents, recent activity, video, calls to action, and lead generation.

Properties

For sale, for rent, new, featured, under contract, sold, and rented, from automated sources where that is technically and legally available.

Our agents

Directory and individual pages: photo, biography, contact, WhatsApp, service areas, specialties, languages, listings, activity, reviews, and video.

Agent social hub

Direct links to Instagram, Facebook, LinkedIn, YouTube, and other approved channels, with a way to surface recent social and video without uploading the same asset twice.

Paradise Live

A living activity feed: new listing, under contract, just sold, just rented, new video, client review, agent achievement, company announcement.

Video and content

Property tours, market updates, education, agent video, company news, behind the scenes, and short-form social video.

Lead paths, as the RFP names them

  • Schedule a showing
  • Request property information
  • Sell my property / property valuation
  • Buyer inquiry
  • Rental inquiry
  • Investment inquiry
  • WhatsApp, click-to-call, and email
  • Property alerts
  • Property-specific inquiries routed to the right agent

05AI as a business capability

AI where it saves agents time and helps buyers decide

AI sits behind a replaceable adapter, so the provider can change and a later corporate tool can take over without touching the website.
  1. Property discovery

Visitors describe what they need in plain language and see matching listings from the approved catalog.

  2. Lead qualification

Inquiries arrive with area, budget, timing, and intent captured, ready for the agent.

  3. Property questions

Answers from published listing data and information the office approves. Not an appraisal.

  4. Showing intent

A request to visit is recognized and moved to the showing form or the responsible agent.

  5. Agent assistance

Inquiry summaries and follow-up drafts for the assigned agent.

  6. Content assistance

Draft listing descriptions and posts, reviewed by an editor before publishing.

  7. Future corporate AI

The adapter can hand over to Leo/AiRM or another corporate tool once it is available and authorized.

Each use case is confirmed in discovery with a provider, a usage budget, and approved data sources. Provider usage is billed to the Paradise Island account.

06Architecture

Why this architecture

  1. 1

    The brand outlives the technology

Domain, content, SEO history, and agent pages stay in place while CRM, AI, or back-office systems change.

  2. 2

    Each part can be replaced

Services talk through defined interfaces. Replacing one component does not mean rebuilding the website.

  3. 3

Fast pages that search engines read

Pages are rendered on the server, so buyers get speed on mobile and Google reads the full content.

  4. 4

Runs in an account Paradise Island owns

Infrastructure is written as code in the client AWS account, so another provider can redeploy it.

Architecture overview

Visitors and agents reach Next.js through CloudFront, WAF, and TLS. Next.js talks to a BFF and an API door. Domain services sit behind that door. External systems connect only through authorized interfaces. Compute for the first launch is ECS on Fargate. PostgreSQL is the primary database. Redis and S3 are added only if the validated design needs them.

Technical components in detail
Public experience · Next.js, TypeScript
SSR and ISR, mobile-first, technical SEO, dynamic property and agent pages.
Edge · CloudFront, WAF, TLS
Visitors and agents reach the site through the client-owned AWS account.
API door · API Gateway or an ALB, chosen in discovery
One of the two, selected for cost and traffic. Both are not installed by default.
BFF · Backend for frontend
Shapes data for the page. It is separate from the API door and from the domain services.
Domain services · Node.js, TypeScript
Property, Agent, Lead, Content, Integration, and a notification worker, as agreed in the design.
Content · Headless CMS, chosen in discovery
Strapi on the client account, WordPress headless, or Sanity/Contentful. License or hosting is quoted apart when it applies. Editors publish pages and news. Listings and leads stay in their modules.
CRM · The CRM Paradise Island approves. HubSpot is one option
The subscription is paid by the office. Lead handoff is limited to the flow that is agreed.
AI on Enterprise · AI adapter in the platform
OpenAI or Claude can sit behind the adapter when a provider and a usage budget exist. This is separate from the USD 35 MWS assistant on Starting and Express. Cursor and Amazon Q are MWS engineering tools, not delivered components.
Automation · Make.com, or another approved tool
Amazon automation products are an alternative only after name, availability, and scope are validated.
Data · PostgreSQL
Primary database. Redis and S3 are added only if the validated design needs cache or media storage.
Cloud · AWS, client-owned account
ECS on Fargate for the first launch. Kubernetes is not included. Security work runs across the build: access control, secrets, input validation, logs, updates, and tests inside the agreed scope.
Infrastructure as code · AWS CDK, deployed through CloudFormation
MWS reviews every stack before it is deployed. GitHub Actions runs CI/CD.

07Future Real RE/MAX integration

Ready to connect when the corporate platforms are

Paradise Island platform

Public website · Domain services · Records
Integration Service
  • reZEN
  • Leo/AiRM
  • Future Real RE/MAX corporate platforms
  • CRM, AI, lead-routing, and transaction components can be replaced without rebuilding the public website.
  • External systems connect only through the Integration Service. Internal models stay separate from any vendor format.
  • Records are API-first and exportable, so a later migration starts from clean data.
  • Current regional systems can be connected where useful, without defining the long-term architecture.

Integration readiness is included in the architecture; implementation of external corporate integrations is subject to API availability, authorization and technical specifications.

08Ownership & Exit Test

RE/MAX owns its digital foundation.

Paradise Island can replace the developer, the hosting provider, or any component without losing control of its website, data, accounts, or digital history.

  • Domain ownership

Registered in a Paradise Island account. MWS receives delegated access only.

  • Hosting ownership

AWS account owned and billed by Paradise Island.

  • CMS ownership

Permanent owner credentials held by Paradise Island.

  • Repository ownership

Paradise Island is owner of the repository for all custom code it pays for.

  • Database export

Agent, property, lead, form, content, and configuration data in practical non-proprietary formats.

  • Credentials

Final credentials can be changed by Paradise Island without vendor approval.

  • Backups

A current full backup is delivered, with a documented restore procedure.

  • Documentation

Architecture diagram, technology and account inventory, renewal schedule, and administration guide.

  • License inventory

Every third-party product and license disclosed, including what stops working if it ends.

  • Migration procedure

A written procedure a replacement provider can follow to take over.

  • Exit Test

Final acceptance and the last 20% of the fee depend on it.

How the Exit Test is passed

  1. 1A person named by the client receives access to the repository and to the accounts the client controls.
  2. 2That person can follow the deploy document in an agreed environment.
  3. 3That person can find configuration, dependencies, and required variables without exposing secrets.
  4. 4That person can run the agreed restore procedure.
  5. 5That person can export the agreed data in the documented formats.
  6. 6An inventory of accounts, services, licenses, and contacts is delivered.
  7. 7A handoff session is held and the result is written down.
  • Approved means every criterion above is demonstrated and recorded.
  • A blocking defect is one that stops access, deploy, restore, or the agreed export. It is fixed and the check is repeated.
  • Observations must name the criterion they refer to.
  • Intellectual property, preexisting component licenses, and rights in the deliverables are set in the contract.

Compliance confirmation · RFP §8, §9, §12

MWS confirms compliance with the Anti–Vendor Lock-In and Exit Test requirements in sections 8 and 9 of the RFP.

Exceptions: none identified. Any proprietary or non-transferable component found in discovery is disclosed in writing before contracting.

Proprietary or non-transferable dependencies: none from MWS. Third-party products such as the CMS, CRM, automation, and AI providers are contracted on Paradise Island accounts and listed in the license inventory.

Ending maintenance or support never disables the website, the content, or client-owned accounts, subject to legitimate third-party subscriptions being paid.

What Paradise Island provides before the clock starts

  • Owner access to the domain and to AWS or the host
  • A property source that is defined, authorized, and reachable, or a written decision to enter listings by hand
  • Brand files, photos, biographies, the agent list, and launch copy
  • A named person who approves UX, data, and deliverables
  • A decision on language, contact channels, and CRM
  • Signed scope, contract, and the first payment

Delays in access, data, content, approvals, or vendor replies can move the dates. A scope change can require a new price and a new schedule, and it needs written approval. Extra work does not start before that approval.

  • Listing status is published only when the source, the license, consent, and the applicable rules allow it.
  • Paradise Island keeps a distinctive local presence inside those standards.
  • This proposal is not approved or sponsored by RE/MAX, LLC.

Required · included in the implementation

  • Responsive Next.js frontend, SSR/ISR, and technical SEO

Assumptions

  • “Prepared for Real REMAX” means a decoupled architecture and integration points for a later connection. It does not mean the corporate integration is included or guaranteed.
  • Publishing active, under-contract, sold, or rented status depends on the source, the license, consent, accuracy, and the rules that apply.

To agree before the start

  • Number of page templates included
  • Number of initial agent profiles
  • Property volume for the first load
  • Catalog fields and filters
  • Languages and how much is translated
  • Forms and their fields
  • Integration providers and channels
  • Number of design rounds and QA rounds
  • Publishing, review, and approval rules

Architecture & Scope Alignment Session

We would welcome the opportunity to review the proposed architecture, validate integration assumptions and align the implementation roadmap with RE/MAX Paradise Island’s long-term digital strategy.

What we would confirm together

  1. 1The budget assigned to this phase
  2. 2Which CRM, if any, the office already pays for
  3. 3Who will own the domain, the AWS account, and the CMS
  4. 4How property data can legally be sourced today
  5. 5Whether Spanish ships with the English site or just after it

Questions the brief raises

On Enterprise and Growth, Next.js is the public site. A CMS, if used, is for editorial pages and is chosen in discovery. Replacing that CMS later can still need a migration and tests. A separate frontend reduces coupling. It does not remove the migration work. Express keeps pages and listings in one application.

Appendix AAlternative phasingSmaller first phases, for reference only if this phase needs a lower budget. Enterprise is the response to the RFP.

Each route is designed and built for Paradise Island. Growth is Next.js plus one backend. Starting adds a smaller API for listings and leads, and that API can grow. Express is one application. Starting and Express add the MWS lead assistant at $35 per month.

SecondaryGrowth · 8–10 weeks

Next.js and one backend

A custom Next.js site, with SSR/ISR and technical SEO, and one Node.js API with PostgreSQL for properties, agents, and leads. A later move to Enterprise is a separate phase, with its own budget and an approved migration. The data model can help that move. Splitting into services, new deploys, and tests are not automatic and are not free.

Custom public site and one API. Corporate sync is a later phase.

Presented at USD 16,500. The working range in the quotation is USD 14,500–18,000. The working range is not discounted.

About USD 100–250 per month for the Next.js site, one Node.js service, and PostgreSQL. This figure is an estimate, not a guaranteed monthly bill.

Included

  • A custom Next.js interface, SSR/ISR, and strong technical SEO
  • One backend for properties, agents, and leads
  • A data model Enterprise can later split into domain services
  • Lead handoff to a CRM through webhooks or Make.com

Not included

  • Separate microservices, queues, and workers
  • A full enterprise integration architecture
  • A Real REMAX integration
  • The formal Enterprise Exit Test
  • The MWS lead assistant
  • Integrations or automations beyond the ones agreed in writing

Assumptions and dependencies

  • A later move to Enterprise is an additional project with its own budget and an approved migration.
  • The data model can help that move. Service splits, deploys, and tests are not automatic and are not free.
SecondaryStarting · 4–6 weeks

Custom site and a small API

A custom responsive site, a property catalog with the search and filters that are agreed, and a small API for properties and leads. Agent pages and buyer, seller, rental, and investment forms follow the agreed scope. A later plan can reuse listings and leads if that reuse is designed in. It is not an automatic upgrade.

A working portal. “About 60% of the RFP” is a commercial guide, not a measured score.

Save $650 on implementation, inside the fast-start window

Presented at USD 6,500. The working range in the quotation is USD 5,500–7,500. The working range is not discounted.

About USD 30–80 per month on one server that runs the site and the small API. This figure is an estimate, not a guaranteed monthly bill.

MWS lead assistant · Starting and Express

$35per month, outside the build fee

Starting and Express include the MWS lead assistant. The assistant is a monthly service. It is not inside the build fee.

  • Helps the office manage incoming leads
  • Answers questions about the properties on the site
  • Answers questions from published ranges or information the office supplies. This is not an appraisal and it is not financial advice.
  • Gives the visitor the information they ask for
  • Connects the conversation so a Paradise Island agent can contact them

Custom presence site

One custom application: home, about, contact, blog, and a simple property list. There is no separate API. It can serve as a first public address. Brand, content, and what the office learns can inform a later phase. The platform architecture is a new phase, not a continuation of this application.

An institutional presence. It does not claim to cover the RFP.

List $2,500

$2,250

Save $250 on implementation, inside the fast-start window

USD 2,500. A USD 2,000 site is technically possible and is not offered against this RFP. The working range is not discounted.

Shared hosting or Lightsail, billed to the client. No separate MWS infrastructure fee is quoted. This figure is an estimate, not a guaranteed monthly bill.

  • A full property portal, advanced filters, and an administered agent directory
  • CRM, automation, a property feed, and a Real REMAX integration
  • A formal Exit Test
  • Any claim that Express covers the RFP

Assumptions and dependencies

  • Express can be a first public address. Brand, content, and lessons can be reused.
  • The platform architecture is a new phase. This application is not a scalable path that becomes Enterprise without that phase.
  • The starter property count is to agree before the start.
  • Hosting is contracted and paid by Paradise Island.

Upgrade path

Growth is phase 1 of Enterprise

Growth is phase 1 toward Enterprise only as a later project. The data model can help. Splitting services, deploys, and tests need an approved budget and an approved migration. The public site can be kept when the requirements and the technical fit allow it.

What each phase includes

A “Yes” means the capability is in the agreed deliverable for that plan. Growth delivers code and a database. It does not include the formal Exit Test.
